Los Coches Village is a trophy neighborhood center located in the affluent North County San Diego community of Carlsbad. The property is anchored by Henry's Market and a PETCO.

Prior to our team stepping in to procure a buyer on an off-market basis, the Seller had attempted to sell the property on multiple occasions without success. In addition, at the time of purchase there was a significant amount of volatility in the capital markets. This raised a great degree of uncertainty with buyers given the aggressive strike price and price per square foot requirements by the Seller.

Ultimately, our team was successfully able to match the right buyer profile with the property's attributes to significantly increase the probability for a successful close of escrow. The REZA dealmakers identified a buyer that went nonrefundable with their deposit immediately upon the opening of escrow. In order to demonstrate their willingness to purchase the asset, the Buyer was also able to perform their due diligence in seven (7) days with a thirty (30) day close of escrow.
